Asphalt Sealcoating
What Is Asphalt Sealcoating?
Sealcoating protects asphalt surfaces from damage caused by oxidation, water infiltration, and other environmental factors that accelerate deterioration. By expanding and contracting during sudden temperature changes and ground movement, sealcoating material reduces the need for maintenance and repairs, prolonging the life of the existing pavement.
How Often Should Sealcoating Be Performed?
The recommended frequency for asphalt sealcoating maintenance varies depending on a few key factors.
- The age and condition of the pavement
- How often the pavement is used
- The local climate and weather conditions
Our team can help establish a maintenance schedule that fits your needs and your budget. We also perform free periodic inspections of your pavement to ensure it stays in tip-top shape for years to come.
Reactive vs. Proactive Maintenance
Performing the right kind of maintenance is essential to pavement performance and longevity. Here are the differences between reactive and preventative maintenance.
Reactive Maintenance
While reactive maintenance may save you money in the short term, it will end up costing you more in the long end. Here are a few reasons why reactive maintenance is inferior to proactive maintenance.
- A crisis-based approach
- A neglect of work responsibilities
- Causes unplanned downtime
- Produces service delays
Preventative Maintenance
Preventative maintenance, on the other hand, is a strategy that saves you time and money on frequent repairs and premature replacements. Rather than trying to patch a problem that has already occurred, our team will prevent the problem from occurring at all. These characteristics and benefits of preventative maintenance is why we recommend it to all our customers.
- A preparation-based approach
- An organized execution of work responsibilities
- Maximizes the pavement’s lifespan
- Provides a detailed report of facility management metrics
The Process
Here’s a breakdown of our three-step sealcoating process.
Preparation
We remove all objects from the pavement and turn off any sprinklers to keep the surface dry.
Application
After cleaning the pavement with blowers, we remove any oil or gas spots from the surface. We then apply a tarconite sealer manually with brushes.
Finished Product
Leave the pavement untouched for 24 to 48 hours to allow adequate drying time.
