Parking Lot & Roadway Drainage Solutions

The key to long-lasting pavement lies in drainage. A parking lot or road’s drainage system and accompanying drainage utilities allow water to flow away properly, avoiding the deterioration of asphalt and other issues that arise due to water erosion.

Ensuring that drainage and utilities are properly installed at the start of new construction and maintained after construction is complete is essential to prolonging the life and safety of asphalt and concrete.

Types of Commercial Parking Lot Drainage Systems

Nothing diminishes a business’ curb appeal like a poorly-paved lot. No one wants to step out of their car into an ankle-deep puddle, pop their tire driving over a pothole, or trip on cracked concrete. The parking lot is a business’s first impression, so you want to make it a good one.

Luckily, with properly installed drainage systems and a bit of regular maintenance, your parking lot’s pavement can stay as smooth as it was the day it was laid.

Here are some of the most popular commercial drainage options and the advantages that come with each.

Standard Catch Basins

Standard catch basins are a tried and true drainage solution, which is why they are so common. Catch basins are plastic boxes installed just below grade with a metal grate over the top. It’s important that these are installed correctly with the finished pavement pitched toward the grate to allow for water to drain away properly.

Standard catch basins are best for commercial parking lots in areas that don’t see substantial rainfall or water runoff. This is because standard catch basins are small and their limited capacity struggles to handle large quantities of strong rushes of water. In places where rain is abundant, catch basins are notorious for getting clogged with leaves, debris, and other undesirable materials.

The bottom line: Standard catch basins are best for commercial roadways and lots in areas with little rainfall.

Concrete-Encased Drainage Basins

Concrete-encased drainage basins have the same basic structures as standard catch basins, but they are made out of concrete. Their more durable makeup allows them to catch more water and last longer than their standard counterparts.

Yet, like standard catch basins, they can easily become clogged and struggle to handle large quantities of water. For this reason, they’re best for areas that don’t experience heavy rainfall.

The bottom line: Concrete-encase drainage basins are much more durable and can withstand more wear and tear than standard catch basins. However, they are still most effective for commercial roadways and lots in areas with light to moderate rainfall.

Permeable Pavers

Permeable Pavers

Permeable pavers allow water to seep through the gaps between paving and into the ground. They are often made of concrete or fired clay bricks and separated by joints filled with crushed aggregate like gravel. Permeable pavers have wide joints that allow water to flow through with ease. The water is then redirected to a reservoir and slowly absorbed into the soil.

Permeable pavers reduce the burden on storm drains and are great when combined with other drainage systems. Permeable pavers also reduce ice buildup and puddling for a safer, more comfortable parking and walking experience. They can withstand heavy vehicle and foot traffic as well when installed with precision, leading to a longer life.

The bottom line: Like French drains, permeable pavers are a more aesthetically pleasing alternative to other drainage systems. They are also environmentally friendly and long-lasting. They tend to work well when installed alongside other drainage systems to reduce puddling and black ice.

Trench Drains

Trench drains are long metal or plastic catch structures that are installed below ground with a strong metal grate on top. Like other drainage basins, it’s important that concrete and asphalt are properly paved at a pitch toward the trench to direct water down its pathway.

Trench drains are much better than drainage basins at collecting and redirecting heavy amounts of water. However, because of their catch system, they too can become clogged with debris.

The bottom line: Trench drains are best for areas that see moderate to heavy rainfall, but that don’t face seasonal elements like fallen leaves or storm debris which might clog the drain.

French Drains

French drains aren’t as fancy or foreign as they may sound. These drainage systems include a perforated tube or pipe beneath grade, which can be covered with permeable materials like rocks, gravel, dirt, or crushed stone.

French drains are durable and can last up to 30 years when installed properly. Additionally, french drains tend to be more aesthetically pleasing because they can be landscaped using plants, rocks, or even decorative grates. For this reason, a french drain can add to the curb appeal of your business or commercial parking lot.

Like drainage basins, french drains are best suited to areas that don’t experience extreme rainfall. They require regular maintenance to remove clogged sediment and other materials that can build up in the system.

The bottom line: French drains are an excellent choice if you’re worried about aesthetics. Plus, they tend to have a long life compared to some other systems. However, one thing to consider is that they require regular maintenance and may not fare well in areas that experience heavy rainfall or severe storms.
